Moss House and Moss Yard are let and managed by Sureway Property. Both are in Leamington Spa, a few hundred metres apart, and between them they house forty-seven students.

We are not an agency and there is no call centre. The buildings are owned locally and managed locally, which mostly matters on the day something goes wrong: a shower that has stopped working is a phone call to somebody who can get into the building, not a ticket in a queue in another city.

What we decided to include

The rent covers everything — heating, hot water, electricity, water and super-fast internet. That was a deliberate decision rather than a marketing one. Both buildings are rated EPC A and share a ground source heat pump; it is only because the running cost is predictable that the heating can be included without anybody being asked to watch the thermostat in February.

The same thinking produced the Ready to Go packages. Students arriving from overseas, or from the other end of the country, were spending their first week buying saucepans. We would rather fit the room out and let them start.

What we expect

That you look after the building, that you are reasonable with the people you live with, and that you tell us when something breaks rather than after it has been broken for a month. That is genuinely the list.
