A flat of your own, for the six of you — or the five of you. Moss Yard is six self-contained flats over three floors, each with its own front door, its own large kitchen and substantial lounge, and five or six en-suite double bedrooms. A group takes the whole flat, so there is nobody you did not choose on the other side of the kitchen.
What a whole flat costs
- Flats 1, 2, 4 and 6 — five bedrooms — £845 a week for the whole flat
- Flats 3 and 5 — six bedrooms — £1,008 a week for the whole flat
That is £169 a week each for five and £168 for six, with every bill included — heating, hot water, electricity, water and super-fast Wi-Fi — on a 48-week (11-month) tenancy. There is nothing to set up when you arrive and nothing to split with anybody afterwards. The prices, which flats are free and a film of each flat are on the Moss Yard page.
Why groups choose it
- Every bedroom is an en-suite double. Nobody draws the short straw over the bathroom, and nobody is in the box room.
- The kitchen and lounge are yours. A large kitchen with integrated appliances and a washer-dryer, a substantial lounge, a wall-hung 65" television with Netflix.
- Your own front door. Each flat has its own secure entrance off a key-fob and intercom system, with CCTV on the outside areas and emergency cover around the clock.
- Fifty metres from the campus bus, about five hundred from the station. The U1 and U2 to the University of Warwick leave from the end of the street; Leamington Spa station is a few minutes on foot.
- Nine parking spaces, free EV charging and racks for 32 bikes. The charging is free to students and to their parents on moving day.
How a group booking works
- Pick a flat on the Moss Yard page. Each is listed with its floor, its bedrooms and whether it is still free — a flat shows as available while every room in it is.
- Press Enquire on the flat, or "Ask about a flat/room" at the top of the page, and tell us how many you are.
- We come back to you by email. Viewings are seven days a week by appointment, and there is a film of each flat if you cannot get to Leamington.
- Tenancy agreements and bookings are handled through OpenRent.
Book before the end of November
Groups usually settle their flat for the following year by Christmas, and most by the end of November. The flats go to whoever asks first, so a group that has its five or six together in October is in the best position.
Five of you, six of you, or more
Flats 1, 2, 4 and 6 have five bedrooms; Flats 3 and 5 have six. If there are more of you, or fewer, ask — tell us how many you are and we will say what we can do. A mixed group of Warwick and Coventry students is a normal thing in Leamington — the commute to Coventry University is about fourteen minutes by train.
