Leamington Spa
Leamington is where most Warwick students end up after first year, and it is where both of our houses are.
Most Warwick students move off campus after first year, and most of them move to Leamington. Both of our houses are here, about eight miles from the campus and fifty metres from the bus that goes to it.
8 miles away. The U1 and U2 run between Leamington and the campus through the day. Journeys are usually around half an hour, longer at nine o'clock in term.

The first thing worth saying, because it catches out a few hundred people every September: the University of Warwick is not in Warwick. The campus is on Gibbet Hill Road, CV4 7AL, on the southern edge of Coventry — a different town from the one in its name, and about eight miles from either.
That single fact shapes the whole housing decision, because it means there is no "living in the university town". Everyone commutes, and the only question is what they commute from.
First year is mostly on campus. After that the campus rooms run out and almost everybody moves, which is why the second-year house hunt starts so alarmingly early — often in the first term of first year.
The three realistic choices are Leamington Spa, Coventry, and staying near campus in Canley or Cannon Park. Leamington takes the largest share by a distance, and the reasons students give are consistently the same three: there is more to do, the housing is better, and it feels like living somewhere rather than living beside a campus.
The U1 and U2 run between Leamington and the campus throughout the day, and the journey is usually somewhere around half an hour. It is longer than that for a nine o'clock in November, and shorter than that in reading week — anyone quoting you a single number is quoting you the best case.
What genuinely changes the experience is where in Leamington you start from. Nearer the station you are early on the route rather than halfway along it, which is the difference between getting a seat and standing. Both of our buildings are about fifty metres from the stop.
Leamington Spa station is on the Chiltern line — Birmingham in about forty minutes, London Marylebone in a little over an hour and a half. Over three years that matters more than students expect: for going home, for placements, and for anybody interviewing in either city.
Warwick rooms in Leamington generally run from about £120 a week for a room in an older shared house up to around £170 for a new-build en suite. Compare the all-in figure rather than the rent — a £125 room with bills on top has, in recent winters, come out a good deal closer to £160 by February.
Both of our buildings are fully inclusive: heating, hot water, electricity, water and super-fast Wi-Fi are in the weekly figure, and both buildings are rated EPC A and share a ground source heat pump. Predictable running costs are the only reason the heating can be included without anybody watching a thermostat.
Most Warwick groups in Leamington are five or six friends who want to stay together, and Moss Yard is built for exactly that: six self-contained flats of five or six en-suite double bedrooms, each let to a group as a whole from £845 a week with every bill included. Student flats for groups in Leamington Spa explains how a group booking works.
Warwick takes a large international cohort, and arriving from a different continent with a luggage allowance makes the first week harder than it needs to be. Our Ready to Go packages exist for that: the kitchen, bedroom and bathroom are fitted out before you land, so you arrive with a suitcase rather than a shopping list.
Leamington is where most Warwick students end up after first year, and it is where both of our houses are.
Two miles from Leamington and about the same from campus, Warwick is quieter, older and smaller — and worth knowing about even if you end up living in Leamington.
The closest town to campus — about three and a half miles — and the quietest of the three.
Leamington Spa, Warwick and Kenilworth are the three towns most University of Warwick students choose between. Here is how they compare.
